Changing Property Managers

Changing property managers can be straightforward when the handover is planned carefully. The first step is to review your current management agreement, including its notice requirements, and identify the records and property information that need to be transferred.

Why landlords consider changing

Landlords may look for a new manager because communication has become inconsistent, inspection or maintenance information is unclear, rent issues are not being followed up as expected, or their property and service needs have changed.

What happens during a handover?

Once the required notice has been given, the outgoing and incoming managers can coordinate the transfer of keys, tenancy agreements, bond and rent records, inspection reports, maintenance history, tenant contact details and other relevant documents. The tenant should receive clear information about the change, including where rent is paid and how future requests are reported.

Will the tenant need to move?

A change of property manager does not normally end the tenancy. The existing tenancy agreement continues, with the new manager acting for the landlord from the agreed handover date.
