What Should Kaikohe Landlords Include in a Maintenance Handover?
Prepare useful maintenance information for your Kaikohe property manager: outstanding jobs, equipment records, contractor context and clear approval arrangements.
Before buying in or around Kaikohe, establish how the particular property gets its water and deals with wastewater. Ask for the records and inspection history, then check any questions about connections or consent with Far North District Council and your own advisers. Being near a town network does not establish that a particular home is connected.
In its January 2025 announcement, Far North District Council described planned work to extend Kaikohe’s water and wastewater reticulation and upgrade the Taraire Hills water treatment plant. The council’s project page provides the current project context. Ask council about the address you are considering; a town-wide project does not confirm an existing or future connection for that property.
Ask the salesperson and seller whether water is supplied by the public network, a tank, a bore or another arrangement, and whether wastewater goes to the public network or an onsite system. Ask for plans, consents, service records, ownership details and any known problems. Check the title and available council property information with your lawyer; if anything is unclear, ask a suitably qualified specialist to inspect or explain it.
For a tank supply, ask about storage, filtration, treatment and how the household manages dry periods. For an onsite wastewater system, ask where its components and disposal area are, when it was last inspected or serviced, and what maintenance information is available. Do not assume a system’s capacity, condition or compliance from its appearance.
Ask council whether a connection is available for the address, what application and approvals would be needed, who is responsible for the work and what costs or timing may apply. Far North District Council has a water and wastewater connection guide. Seek the answer for your property before relying on an upgrade or nearby pipe.
Property arrangements can vary across the wider area. Ray White Kaikohe’s sales included 191 Opara Road, near Rawene, on 24 September 2026. Its marketing described a water tank and long-drop toilets; those descriptions are historical listing information, not a current inspection or assurance about the systems. The sold collection includes listings from related offices, so check which office handled an example before using it for comparison.
For a property that interests you, Trish Brown-Birt and the Ray White Kaikohe team can help you request the available information. Your lawyer, council and relevant water or wastewater specialists can help you decide what further checks are appropriate before your deadlines. Council sources checked 29 October 2026.
